In 2014 we acquired a property in Wylie Texas with the intention of developing 104 residential townhome lots. This was our very first development project and we felt confident in moving forward with the project because of Gary Nail at Nail Builder’s level of detail and knowledge of building and developing was very broad. We had previously contracted with Nail Builders to construct residential townhomes for us in both McKinney and Lewisville and his work and attention to detail far surpassed that of any other contractor that we had worked with.
Gary Nail was a very effective driving force and his knowledge and experience allowed us to work successfully through the engineering and other planning process requirements to ensure our zoning change request with the City was approved and that the development budget and all information required by our lender was prepared and provided to them in a timely manner.
During the development planning both before and after City approval of the plat, Mr. Nail obtained bids and worked with us to select the best engineers, architects and contractors for the project. Once selected, he worked with us to obtain the proper contracts and permits. He then worked closely with each contractor to ensure timely and quality work. He also worked closely with utility providers to ensure placement of underground utilities were in the proper locations and that installation was coordinated between the various contractors.
Mr. Nail maintained a good working relationship with the City throughout every step of the development process. In the middle of the development, the City employee supervising our development changed and the new supervisor had different requirements than those that had been previously communicated to us. Mr. Nail quickly and effectively addressed each of the new requirements in a professional manner and to the satisfaction of the City.
At each step in the development Nail Builders was there to ensure all moving pieces were coordinated and supervised, and that the momentum was maintained. The project was successfully completed and approved by the City in the Spring of 2016. Despite the numerous change orders, we were able to stay within budget and were very happy with Nail Builders.
